Project Summary

Colliers international engaged Intrinsic FE initially to rationalise and standardise the engineering maintenance specification and contract terms for multi-occupied ‘managed’ buildings across the Winnersh Triangle estate.

The incumbent maintenance contractor, United Facilities Management (UFM), had performed well and was highly regarded by the site management team, so it was decided to negotiate the contract rather than retender. We commenced by preparing accurate asset registers for each building and incorporating them into their technical specification.

A key criteria of the Site Management Team was to configure the contract around a dedicated site resource in addition to identifying a site transportation vehicle. Following UFM’s initial pricing exercise, we entered into extensive negotiations to deliver a contract that included the necessary engineering site team plus an electric vehicle, all within the Client’s budget.

Colliers, subsequently MAPP, engaged Intrinsic in an advisory capacity to provide technical support for the administration and monitoring of the contract. In addition, we were commissioned to undertake a survey and produce a 10-Year lifecycle report (Planned Maintenance Programme) for each building within the portfolio.
